Basement epoxy flooring in Montreal

Basement epoxy flooring goes onto a slab poured straight onto the ground. The real challenge is not wear: it is moisture coming up. That is why our system starts with a moisture-barrier primer, before any colour — and because it is indoor work, we do it in every season, even in the middle of winter.

  • RBQ licence 8005-0081-14
  • 5-year warranty
  • CNESST compliant
  • Residential, commercial, industrial

A winter project

In Quebec, the outdoor construction season is short. A basement does not care about the weather: the slab is sheltered, and the work goes ahead from January to December. It is often the right time to deal with the basement floor while the rest of the house waits for spring.

Moisture first

Carpet or a floating floor traps the slab’s moisture; a poorly prepared coating blisters and lifts. We diamond-grind the concrete first, with CNESST-compliant dust extraction to keep dust out of the house, repair the cracks, then apply EF-160 MVB moisture-barrier primer at 18 mils directly on the slab, under everything else.

The result is a seamless floor that cleans with a mop and handles a water leak far better than hardwood or carpet.

Which finish for a basement?

All four finishes work; it depends on how the room is used:

  • Metallic epoxy — family room, bar, home theatre: pearlescent pigments worked by hand, a depth that is unique to every floor
  • Marble-effect epoxy — the high-end look of veined stone, without the grout lines or the cost of real marble
  • Flake epoxy — workshop, home gym, entrance: textured, slip-resistant, it hides imperfections
  • Solid-colour epoxy — mechanical room, laundry, storage: one full colour, smooth or slip-resistant

An older Montreal basement?

Slabs in older basements are often cracked, uneven or stained. That is not a barrier: cracks are opened and filled before application, and grinding removes old paint and adhesive residue. If the slab is too far gone to repair, we can replace it. We tell you at the estimate what the slab needs.

Who it’s for

Homeowners finishing a basement, replacing damp carpet or wanting a room that is easy to keep clean. For an office or a business below grade, see our commercial and industrial page: it is the same system, planned around your business hours.

What our clients say

The metallic floor they installed in our basement lounge gets compliments from everyone who visits. It has this cool three-dimensional depth that standard paint just can’t touch.

Frequently asked questions

How much does it cost?

The price depends on the area, the condition of the concrete (cracks, spalling, moisture), the finish you choose and any cove base or drains. We come out for free to measure and give you a detailed written quote, with no obligation.

My basement is damp. Can I still have an epoxy floor?

The moisture-barrier primer is made for the normal moisture of a basement slab. Active water infiltration (running water, a leaking foundation) has to be fixed first; we will tell you plainly at the estimate.

Is epoxy cold underfoot?

Epoxy takes on the temperature of the slab, like ceramic tile. It does not insulate: if the slab is cold, so is the floor. Area rugs work very well in a family room.

Can you do the work in winter?

Yes. A basement is a heated indoor space: the season makes no difference to the work. It is a good project for the months when nothing can be done outside.

My slab has cracks. Is that a problem?

That is the norm, not the exception. Cracks are opened up and filled with epoxy or polyurea before anything is applied. If a crack points to a structural problem, we tell you at the estimate, before any work starts.

Is the work guaranteed?

Yes — a 5-year warranty. Le Groupe Exclusif holds RBQ licence 8005-0081-14 and works with CNESST-compliant dust extraction.
