Commercial and industrial flooring in Montreal
In a commercial or industrial building, the floor works hard: foot traffic, carts, road salt, spills. It also has to be done without shutting you down any longer than necessary. We install epoxy floors and polished concrete in offices, stores, restaurants, showrooms, indoor parking garages, warehouses and plants across Greater Montreal, with mobilization planned with you.
- RBQ licence 8005-0081-14
- 5-year warranty
- CNESST compliant
- Residential, commercial, industrial

The spaces we do
Every kind of space has its own constraints, and the system is chosen to match:
- Offices and reception areas: a clean floor that is easy to maintain and makes a good first impression
- Retail and storefronts: a finish that is part of the brand and holds up under traffic
- Restaurants: a floor that cleans easily and resists chemicals
- Showrooms: a glossy finish that shows the product off
- Indoor parking garages in condos and buildings: road salt, tires, water and drains
- Warehouses and plants: large areas, traffic, impact and spills
Which system for which space
We recommend a system at the estimate, based on how the space is used and the condition of the slab. As a rule:
- Solid-colour epoxy: indoor parking garages, warehouses, plant rooms, back of house — one full colour, smooth or slip-resistant
- Flake epoxy: high-traffic stores, commercial garages, workshops — textured, and it hides imperfections
- Metallic epoxy: showrooms, boutiques, reception areas — pearlescent pigment worked by hand, unique to every floor
- Marble epoxy: lobbies and spaces where the floor needs to make a statement
- Polished concrete: large warehouse slabs in good condition — no coating, the concrete is ground, densified and polished from matte to gloss
Work planned around your operations
A store has an opening date, a warehouse has deliveries, a parking garage has residents. Mobilization is planned with you from the quote onward, and the work can be done in zones where the building allows it. We work that out on site, because it depends on the layout.
Quebec’s outdoor season lasts about 16 weeks. Interior floors are done year-round: there is no need to wait for spring for a warehouse, a store or an underground parking garage.
Grinding is done with CNESST-compliant dust extraction, to limit dust in the building and protect the people who work there. The floor can also go in during a fit-out, before the walls are finished.
What makes a commercial floor last
Durability is mostly decided before the finish goes on:
- Mechanical preparation by diamond grinding, so the system bonds to sound concrete
- Cracks and spalling repaired with epoxy or polyurea
- EF-160 MVB moisture-barrier primer against moisture in the slab
- EF-290 polyaspartic topcoat, resistant to UV and abrasion
- A system that resists chemicals, road salt and impact
- A 4-inch cove base, epoxy-coated trench drains and custom stainless-steel drain covers
How it works
We visit the site, measure and assess the slab. You receive a detailed written quote that you can take to your board, your property manager or your landlord. Then we set the dates, the zones and the order of the work with you.
Who it’s for
Commercial: owners and tenants of stores, offices and restaurants, property managers, and condo boards with indoor parking garages.
Industrial: warehouses, plants, workshops and plant rooms. Any requirements specific to your facility are discussed at the estimate.
What our clients say
We had Le Groupe Exclusif handle the concrete prep and epoxy coating for our new retail storefront downtown. They worked around our tight store fit-out schedule without any complaints. The high-gloss finish reflects the track lighting so well.

Frequently asked questions
Can you work while we stay open?
Mobilization is planned with you. Depending on the layout of the building, the work can be done in zones so the rest of the space stays usable. We work that out on site, at the estimate.
Epoxy or polished concrete for a warehouse?
It depends on the condition of the slab and how it is used. Polished concrete needs a slab in reasonably good shape; epoxy covers it, hides its flaws and is better where products get spilled. We recommend one or the other at the estimate.
Can you meet our opening date?
We plan mobilization around your schedule from the quote onward. The earlier we hear from you, the easier it is, especially when other trades are working on site.
Does epoxy stand up to salt in an indoor parking garage?
Yes. The system resists chemicals, road salt and impact, and the EF-290 polyaspartic topcoat protects against abrasion. Trench drains can be coated in epoxy too.
Is the work guaranteed?
Yes — a 5-year warranty. Le Groupe Exclusif holds RBQ licence 8005-0081-14 and works with CNESST-compliant dust extraction.
