Concrete repair in Montreal

A concrete slab that cracks, flakes or wears through in places does not always need to be replaced. In many cases a proper repair solves the problem for a fraction of the work. We repair cracks, spalling and damaged surfaces in garages, basements, commercial spaces and industrial buildings across Greater Montreal — and we tell you plainly, at the estimate, whether a repair is enough or the slab has to be redone.

  • CNESST compliant

What we repair

Concrete moves with freeze and thaw, moisture and the load it carries. In Quebec, nearly every slab shows wear sooner or later. Here is what we deal with most often:

  • Cracks: opened up, cleaned out, then filled with epoxy or polyurea
  • Spalling and flaking: damaged areas are cut back to sound concrete, then repaired
  • Uneven surfaces: small high spots and lips along cracks are ground flat with diamond tooling
  • Stained or worn slabs: the surface is ground back to clean, sound concrete
  • Garage slabs damaged by road salt and standing water
  • Floors in stores, warehouses and commercial garages worn down by traffic

Repair or replace the slab?

That is the real question, and the answer depends on what we see on site. A repair is enough when the slab is sound overall: it is not moving, it has not sunk, and the problems are on the surface or in one area. That describes most of the garages and basements we visit.

Replacement becomes the right call when the problem is in the slab itself rather than on its surface. The signs that lead us to recommend a replacement:

  • A slab that has sunk, heaved or tilts to one side
  • Pieces that have broken loose, or a slab cracked clean through
  • Concrete crumbling across a large part of the surface
  • Cracks that keep opening and point to a structural problem

What you hear at the estimate

Nicholas comes out to quote the job himself. He looks at the condition of the concrete, measures, and explains what he recommends and why. If a few repairs will do, we will not sell you a new slab. If the slab has to be redone, we tell you before any work starts, not halfway through.

You receive a detailed written quote that lists each repair. If replacement is the better option, the quote lays out the steps of a slab replacement instead, so you can compare.

How a repair works

The work always follows the same order, and preparation comes first:

  • Free on-site estimate and a detailed written quote
  • Diamond grinding of the surface, with CNESST-compliant dust extraction to keep dust down
  • Cracks opened and cleaned, then filled with epoxy or polyurea
  • Spalled and damaged areas repaired
  • If you want one, a finish on top: flake, solid-colour, metallic or marble epoxy, or polished concrete

Repair before epoxy or polished concrete

A coating does not make an untreated crack go away. That is why repair is part of every epoxy and polished concrete floor we do: cracks are opened and filled before the EF-160 MVB moisture-barrier primer goes down, and the slab is ground so the system bonds to sound concrete.

If you want a finished floor, the repair and the finish are done in the same job. Most garages are finished in about a week.

Who it’s for

Residential: garages, basements and workshops, whether you simply want a sound slab or are getting ready for an epoxy floor.

Commercial: stores, offices, commercial garages and indoor parking garages, with mobilization planned with you.

Industrial: warehouses and plants, where cracks and spalling get worse quickly under traffic. Interior work is done year-round.

What our clients say

Nicholas came out to quote the job himself and gave us honest advice about fixing a couple of structural cracks in the concrete slab before applying the epoxy. Appreciated the transparency.

Frequently asked questions

My slab has cracks. Is that a problem?

That is the norm, not the exception. Cracks are opened up and filled with epoxy or polyurea before anything is applied. If a crack points to a structural problem, we tell you at the estimate, before any work starts.

Can you just repair the concrete, without epoxy?

Yes. A repair can be done on its own. Keep in mind that a filled crack stays visible on bare concrete: if appearance matters, an epoxy finish or polished concrete on top gives you a uniform floor. We show you both options at the estimate.

My slab is uneven. Does it need to be replaced?

Not necessarily. Small high spots and lips along cracks are ground flat with diamond tooling. If the slab has sunk or heaved, though, a repair will not fix it and we will talk to you about replacement.

How much does it cost?

The price depends on the area, the condition of the concrete (cracks, spalling, moisture), the finish you choose and any cove base or drains. We come out for free to measure and give you a detailed written quote, with no obligation.
