Frequently asked questions

How much does it cost?

The price depends on the area, the condition of the concrete (cracks, spalling, moisture), the finish you choose and any cove base or drains. We come out for free to measure and give you a detailed written quote, with no obligation.

How does the estimate work?

Call us at 514-659-9802 or fill in the form at the bottom of the page. We come out, measure, look at the condition of the concrete and give you a detailed written quote. The estimate is free and there is no obligation.

What is the difference between epoxy paint and an epoxy floor?

Epoxy paint from a can goes on concrete that has only been washed; without grinding it has nothing to grip and eventually peels. An epoxy floor is a multi-layer system: diamond grinding, repairs, a moisture-barrier primer, a pigmented base coat, the finish of your choice, then a polyaspartic topcoat that resists UV and abrasion.

Which epoxy finishes do you offer?

Four: flake (textured and slip-resistant, 32 blends), solid colour (smooth or slip-resistant), metallic (pearlescent pigments worked by hand) and marble effect (veining worked by hand, smooth and glossy).

Epoxy or polished concrete: which should I choose?

Polished concrete adds no coating: the existing slab is ground, densified and polished to the sheen you choose (matte, satin, semi-gloss or gloss). It needs a slab in reasonably good condition. Epoxy covers the slab, hides its flaws and offers colours, flakes and metallic or marble effects. We recommend one or the other at the estimate, based on the condition of the concrete.

My slab has cracks. Is that a problem?

That is the norm, not the exception. Cracks are opened up and filled with epoxy or polyurea before anything is applied. If a crack points to a structural problem, we tell you at the estimate, before any work starts.

Repair or replace my slab: how do I know?

Cracks, spalling or a worn surface can be repaired. A slab that has sunk, broken into several pieces or moves usually needs full replacement: saw cutting, removal, excavation and a new pour. We tell you plainly which option applies at the estimate.

How does a slab replacement work?

We saw-cut the existing slab, break it up and remove it, excavate and prepare the base, then pour a new slab. Once the new concrete is ready, it can take an epoxy finish or be polished. The steps and the schedule are set out in the quote.

Can epoxy go on a new slab?

Yes, but not right away: new concrete has to cure before it takes a coating, and its surface still has to be ground to remove the laitance. We schedule the application around the slab.

What about moisture coming up through the slab?

That is what the EF-160 MVB moisture-barrier primer is for, applied at 18 mils directly on the ground concrete, under everything else. It matters most in basements, where the slab sits directly on the ground.

How long does the work take?

Most garages are done in about a week. For a basement, a slab replacement or a commercial or industrial space, the schedule depends on the area and the condition of the concrete; it is set out in the quote.

When can I walk on the floor, and park on it?

That depends on the system and the temperature. We give you both times — walking and driving — before we start, and remind you of them when the job is done.

Is there a lot of dust?

Very little. Diamond grinding is done with CNESST-compliant dust extraction, right at the source.

Does the room need to be emptied?

Yes, the area being done has to be clear. For a garage, we plan with you where the car and whatever is stored will go; for a business, we plan the zones with you.

Do you work in winter?

Yes. Basements, heated garages, stores, offices and industrial buildings are indoor spaces: we work in them all year round, not only during the short outdoor season.

Can you work without shutting down our store or plant?

Mobilization is planned with you: in zones where the building allows it, and around your operating hours. We work it out on site at the estimate, because it depends on the layout.

Is the floor slippery?

The flake finish has a texture that makes it slip-resistant. Solid-colour epoxy can be smooth or slip-resistant, depending on the use. Metallic and marble-effect finishes are smooth and kept for dry indoor rooms.

Does it stand up to road salt?

Yes. The system resists chemicals, road salt and impact, and the polyaspartic topcoat protects the base coat against abrasion and UV.

How do I look after an epoxy or polished concrete floor?

A mop and a mild cleaner are all epoxy needs. Polished concrete is cleaned the same way; since there is no coating, there is nothing to peel.

How many colours are there?

Thirty-two Everflow flake blends in four series (standard, stone/terrazzo, marble and quartz), plus liquid pigments for solid-colour epoxy and pearlescent pigments for metallic epoxy. The colour selector on the Epoxy page shows all of them.

Do you do cove base and drains?

Yes: a custom 4-inch cove base, which carries the coating up the wall so there is no joint at the base, and custom stainless-steel drain covers.

Which areas do you serve?

Montreal, Laval, the South Shore (Longueuil, Brossard, Boucherville) and the North Shore (Terrebonne), from our office in Anjou. For another town, call us to confirm.

Is the work guaranteed?

Yes — a 5-year warranty. Le Groupe Exclusif holds RBQ licence 8005-0081-14 and works with CNESST-compliant dust extraction.
